The villa is ideally set up for summering (or wintering) in Tuscany, with three lovely air-conditioned bedrooms, a spacious ground floor that opens up onto pretty terraced lawns and gardens, a spectacular 6 x 12m fenced pool that can be heated, Wi-Fi, iPod docks, music systems, Sat TV, toys and table tennis. The light and flowing ground floor is deliberately designed to open up onto the villa's gardens and terraces through lovely French doors that create a wonderful indoor/outdoor flow and let in oodles of fabulous sunshine.
On balmy summer evenings you can choose to dine al fresco on the terraces, or indoors in a beautifully presented dining room with open fireplace. The well-equipped kitchen has a central island, making food preparation very easy and also opens up onto the terraces. The charming sitting room with more French doors has another open fireplace and is also well-equipped with Sat TV, CD and DVD players and has lovely views over the Lucchese Valley. There's a laundry room and a guest bathroom on this floor too.
A few steps down from the terrace is a 12 x 6m swimming pool that can be heated and basks in a spectacular setting overlooking the Lucchese countryside. The pool is fenced, making it an ideal property for taking smaller children.
Delightfully caught in time, many of the country lanes of Northern Tuscany seem to have changed very little over the years. Lined with cypress trees and vineyards, interspersed with cobblestoned hilltop villages and driven by old Fiat Pandas, they remain ripe for exploring this sensational part of Italy. Just over a mile away from Villa Barboleta is the village of Ponte a Moriano with its tennis club, café and railway station.
Six miles down the road, is one of Tuscany's great treasures, the delightful city of Lucca. The great joy is being able to dip into its rich history, handsome churches and excellent restaurants. A particularly rewarding pastime is to join others cycling around its beautifully preserved ancient walls, or revelling in the evening passeggiata. This is an excellent base for exploring the Renaissance centres of Florence, Pisa, Siena and Lucca, or heading out to the beaches of the Viareggio or Forte dei Marmi.
